We have a Construction Advisory Committee meeting scheduled for Wednesday, August 4 at 6:00pm. At the May meeting we determined that the meeting would be bimonthly. Therefore, our next meeting will be the first week in October.

  4. Fences moved out on Thorndike and Spring street for façade removal and until end of exterior work, side walk only on opposite sides of the streets

Monthly Construction Update Meeting

We have formed a Construction Advisory Committee made up of abutters and a member of the local small business community.

August 10, 2020

Dear Neighbors and Friends:

On August 27, 2020, the 40 Thorndike project will be in front of the City of Cambridge Board of Zoning Appeal (BZA). The Project is requesting minor dimensional relief for areas of ceiling height and drive aisle width in the two lower garage and bike parking levels that need accommodation, due to existing column and structural conditions of the former courthouse building. Project plans were approved by the Cambridge Planning Board in February 2020.

We hope you and your loved ones are enjoying the beautiful summer weather.  As promised, below is our latest monthly update on the 40 Thorndike project:

Site Preparation Continues with No Active Construction

  • During July, preparations to the building and the site will continue to plan for abatement operations and associated debris removal.
  • Contractors will be on site to conduct interior and exterior surveys of existing site conditions.
  • From July 6 – 8, structural inspections will occur in the sally port area to the south of the building.

Please note that all activity will occur under the health and safety guidelines of the project’s COVID-19 Work Plan, as approved by the City of Cambridge and monitored by the project’s general contractor.

Our team continues to plan for the commencement of Phase One of the project, which will include preparations to the building and the site to facilitate abatement operations and associated debris removal. As part of this protocol, on Monday June 8 a few contractors will be on the site taking soil samples from the sally port and planters.

We hope that you and your families remain healthy and positive.

Since we last communicated with you on the 40 Thorndike/former Sullivan Courthouse renovation project, the citywide construction moratorium continues to be in place. In an effort to keep you consistently informed, below is the latest update:

Planning only: The project remains an inactive construction site in compliance with the continued citywide construction moratorium, and no work has commenced. However, our team continues to plan for the commencement of Phase One of the project, which will include preparations to the building and the site to facilitate abatement operations and associated debris removal. That said, from time to time you may see team members on site for project viewing and planning purposes only.

Please know that when the City has announced an end to the moratorium, we will promptly communicate an estimated start date prior to commencing work. Should you have any concerns or questions, please reach out in the following ways:

Dear Neighbors and Friends:

We hope that you and your families are staying healthy as we move through this unprecedented time.

During this time of uncertainty, we wanted to provide an update on the former Sullivan Courthouse building renovation project that, for many of you, is located in your neighborhood. We wanted to communicate directly and encourage you to reach out to us first should you have any concerns. In the coming weeks, we will share a detailed communications plan to be sure that we are reaching everyone using their preferred communications mode.

Building Ownership: Leggat McCall Properties and our partner have officially closed on the property and now own the former Sullivan Courthouse building. Our project team recently had our first opportunity in several years to walk the building and assess existing conditions to help us plan and inform our construction work.

Enabling and prep work: Our team is currently finalizing plans to abate the building and to demolish and remove the top two floors. We hope to begin this initial phase of work as soon as possible. However, in light of the construction moratorium imposed by the City two days ago, our enabling work will be delayed at least into late April. We will communicate an estimated start date as soon as we know when the City will permit us to begin work. What we can tell you is that this initial phase of work will be mostly confined to the interior of the building, minimizing impacts to neighboring residents and businesses.

Communication and collaboration with government stakeholders: We are in close communication and collaboration with the Massachusetts Department of Environmental Protection, Cambridge Department of Public Health and the Cambridge Fire Department. The health, safety, and comfort of the surrounding community is and will remain our #1 priority.

Regular Updates: We will provide you with regular updates on the project’s progress. We will also establish regular meetings with an advisory committee of neighbors to provide updates, receive feedback, and address specific concerns during the construction process.
