Crane on Spring Street week of 3/25

A crane will be on Spring Street the week of March 25 to remove mast climbers from the building.

Below is the 40 Thorndike Project Construction Update for the week of March 25thActivities will take place on Saturdays starting at 9:00 AM. 

Please note: Updates to last week’s content and / or impactful activities are bolded. Timing of work might fluctuate by a week or so, to accommodate in flux site logistics or make use of opportunity to shorten durations.

Interior Work:

  • Elevator installation is underway, one is currently running, four are in final adjustment for inspection.
  • Mechanical, electrical, and plumbing (MEP) start-up activities taking place in the mechanical penthouse.
  • Core bathroom finishes and fixture continues to be installed.
  • Waterproofing activities continues in the lower levels and sallyport and podium roof.
  • Drywall work in the podium and tower core is ongoing.
  • Glazing of interior curtain walls on the level 1 perimeter.
  • Flooring is ongoing in the residential units and corridors as well as installation of baseboard, final paint, wall coverings, and appliances.
  • Level 1 gas heaters are running 24/7 and will produce a low volume rumble that may be audible, which is consistent with winter heaters from past years.

Exterior Work:

  • Please note, activity will be taking place at all site gates periodically throughout the project. The location of work areas is subject to change. 
  • Crews will  clean up debris during windy days.
  • Thorndike Street may experience periodic closures for deliveries or other necessary activities through the duration of the project.
  • A crane will be on Spring Street from Wednesday, March 27th to Friday, March 29th to remove mast climbers from the building. Spring Street will be closed during these activities.
  • Fire protection tests will occur intermittently over the next few weeks. Early morning tests will take place the week of March 25th with the Cambridge Fire Department on site to assist. Neighbors may see fire trucks and personnel on site to assist with these activities, as well as experience strobe lights and alarms while systems are being tested.
  • Work will take place in Pocket Park off Second Street.
  • Excavation and fill activities are ongoing in the sallyport.
  • Installation of a storefront and metal panel is ongoing on Level 1 on all four sides of the building.
  • Installation of sunshades will complete with the crane mobilization the week of March 25th.
  • Hot mop roofing activities will begin on the southwest, south, and southeast sides of the podium, as well as the parapet and high roofs.
  • Granite pavers and stairs are being installed on Thorndike Street.
  • Terracotta is being installed on the North and South elevations. Curtain wall panel and glazing installation is ongoing on the west and south elevation at the hoist section leaveout.
  • Paving of Second and Spring Streets, and placement of sidewalks on Spring and Third Streets are scheduled to occur in the spring .
  • The fence line on Spring Street has been reconfigured into the street, taking one side of street parking offline. This new reconfiguration will be in place through the completion of the project, currently scheduled for the end of May 2024.
  • Trucks exiting the site continue to use Second Street to Thorndike Street to minimize traffic through the neighborhood.
  • Security cameras have been installed on site. Please rest assured that camera video footage will only cover areas within the property line. Security system audio concerns has been addressed.

  • We have formed a Construction Advisory Committee made up of abutters and a member of the local small business community. Project Construction Update Meetings will be virtually held on the 1st Wednesday monthly and be open to the public. The next meeting is scheduled for April 3rd at 6:00 PM.
